General Managers Letter- No 2016 Bonus Weeks


Dear St. James Place Owners,

It is that time of year again and we are looking forward to our Annual Meeting of Members on October 3, 2015 at the St. James Place and getting set up for what we hope will be another busy offseason of upgrades and improvements.

Included in this mailing along with the vital election material is a summary of the proposed 2016 operating budget as well as the reserve schedule for capital projects in 2016.

First and foremost it is crucial that you understand with the reserve scheduling and planning, all of these projects that we plan to implement will be done without any special assessment!  Your elected officials have put a great deal of effort into trying to keep the St. James Place a proactive community. They have exhibited the forward thinking necessary for keeping the building as updated and pristine as possible and as always, the premier multi-use property in Beaver Creek.

If you look at the reserve schedule you can see that these projects are ambitious and will require that we block off any and all interval bonus week sales for the spring and fall of 2016. We apologize for this inconvenience but we are certain that you will be pleased with the upgrades! The lighting project, carpeting and appliance upgrades are projects that will require hallway staging and as usual all of the time frame that the shoulder season will allow to make sure we are ready for owners to come home in the summer and winter of 2016. We appreciate your understanding on this critical detail.
